In Vienna's city centre, the price per m² for owner-occupied apartments has risen from €9,354.92 to €10,404.66, an increase of more than 10%. The increase in the other districts is between 1% and 3%. With rental yields in the range of 3%, new apartments in Vienna are already overpriced. However, the upper limit for rents has not yet been reached, which is why so-called investment apartments remain attractive.
Building plots in the outer districts (e.g. the 10th district and the 20th district) are currently still roughly half as expensive as the sought-after building plots in, for example, the 13th, 18th and 19th districts (the "upscale districts of Vienna").
Even more extreme has been the rise in demand for houses, plots and apartments in the urban surrounding areas. Since the beginning of the Corona crisis, everyone who can somehow afford or finance it has been looking for a retreat in the countryside.
