After the correction phase of 2022/23, the market is noticeably calming down in 2025. Purchase prices in many regions are no longer overheated, but have settled at a more realistic level. In popular cities such as Vienna, Munich or Frankfurt, we are even seeing slight price increases again — a sign that the market is stabilising.

For buyers, this means: the period of extreme uncertainty appears to be over.

Rents Continue to Rise — Home Ownership Is Becoming Attractive Again

A decisive factor for many: rental prices continue to rise steadily. Those renting today often pay more than they did two years ago — and that is without any improvement in housing quality. In many cities, the monthly mortgage repayment for an owner-occupied apartment is now comparable to the rent — or even lower — when thinking long-term.

Interest rates are no longer at the historic lows seen in 2021, but the situation has eased considerably.
