What do these 4 questions have in common? Today we try to handle all of this ourselves with the help of search engines and the like, even though there are professionals for it.

"I want to try it myself first" and "Without an agent I save money" are just 2 pretexts that every real estate agent has to deal with on a daily basis.

But when it comes to property transfer tax or inheritance tax, people still turn to the professional for help. So let's take a look at the seller's situation: he wants to sell his apartment as quickly as possible at the best price!

Why does he limit himself to individual online portals (which charge him money per listing) and leave the rest to chance? Why does he arrange viewings, take the time, and then get stood up at the last moment?

Why does he only receive offers that don't even come close to his desired price – and on top of that he still has to pay tax, doesn't he?

All of these are reasons – and of course challenges – that the agent takes off my hands. To begin with, a property valuation is carried out and an asking price is agreed upon. The listing then goes live on a wide variety of online portals and is thus spread far and effectively. In the best case, the seller only has to deal with pre-sorted and pre-filtered offers, and instead of, for example, 10 phone calls a day, he only occasionally speaks with his trusted agent and stays informed about current developments.

Even someone who is searching for their dream property will sooner or later be confronted with similar "challenges". They want to find their dream home as quickly as possible, but time passes from searching to contacting individual sellers. Many don't get back to them at all, and with others it is difficult to arrange a mutually convenient appointment.

The agent is also happy to record the exact search requirements of his client and only sends him truly suitable properties directly to his inbox. Once one or more viewings have taken place, he is happy to assist with the preparation of an offer, or continues the search if the right property has not yet been found. Furthermore, the agent is also happy to assist with the purchase contract and all related matters once the dream property has been found.

So why do you keep seeing "no agents wanted" in listings?! Do you also repair your own car?
