These are the main criteria that the 21st century "average" citizens keep in mind.

If someone has 40–60 K EUR they can buy or order a Tiny House. In Germany they have become very popular, especially among older people. They no longer want to take care of their houses with gardens (a lot of sqm to maintain and keep clean) or to cover the monthly financial costs of these properties.

Certainly, sustainability is also important in their decision. And the local authorities also support these newly emerging living arrangements. So people prefer to move into a very, very small house, which actually looks more like a caravan, because it is built to meet their personal needs and has dramatically lower monthly costs.

First time I heard about it on an Interior Design Lecture at the Köln Messe in January 2020: The maximum size of the flat is 20 m². In the evening the kitchen automatically turns into a bedroom in seconds, thanks to a pre-programmed "intelligent" system.

Since I was at the Köln Messe almost 2 years have passed. And the interest in small flats has gained huge demand everywhere in Europe.

But how futuristic can these one-room flats in Vienna be? As I see the market, most of them, or the building they are located in, are in need of renovation, or the flat itself has outdated standards. Regardless of these facts, it is a promising idea to buy a mini-flat, even if it is in a run-down condition, because we can gain a lot on the purchase price. And we don't have to make it futuristic today. The flat will wait for us, for sure!
